Sheetrocking costs will include: all sheetrocking necessary for three apartments and
labor to hang and tape including fire-rated sheetrock in all hallways, basement and first
and second floor ceilings.         
                   
Hardwood floor costs will include: 3,100 square feet of oak hardwood flooring,
materials, installation and finishing with three coats of clear polyurethane.                         
        
Kitchen costs will include: refrigerators, stoves, cabinets and counters for three
separate kitchens.          
                   
Heating costs will include: 3 furnaces, forced hot air and 3 thermostat zones.               
                  
Plumbing costs will include: three finished full baths with all fixtures (3-piece tub,
vanity and toilet) and three half baths (vanity and toilet), three kitchen sinks.

Electrical costs will include: outlets and switches, all lighting fixtures, one 3-panel
meter box and three breaker boxes, one electric washer and dryer hook-up in basement.

Interior door costs will include: an allowance of $100/door for 15 new interior hollow
core molded colonial doors and the necessary labor to install.     
                        
Demo costs will include: removal of any waste materials from the interior of the house,
removal of existing siding and windows, along with dumpster fees and removal from
property.                     
       
Vinyl costs will include: installing standard vinyl siding to the exterior of the house
(approx. 40 squares).            
                
Window costs will include: an allowance of $350/window for 21 new vinyl windows and
the necessary labor to install.       
                      
Interior painting costs will include: costs and labor to coat all three apartments with
primer and one color all walls, one color for ceiling and one color for all trim.                     
            
Exterior painting costs will include: sand down/restore decorative wood on front
porch and gable rake edges.         
                   
Exterior/fire-rated door costs will include: an allowance for $1000/door including
the labor for front and back door of building and hallway doors to each apartment.           
                     
Asbestos abatement costs will include: cost to remove and dispose of hazardous
materials on the exteriors of the building by a state-licensed disposal company.                
                 
Miscellaneous framing costs will include: retrofit to install new windows and doors,
adjustments to the floorplan and install an additional means of an egress stairwell to the
third floor.          
                  
Insulation costs will include: purchase and install insulating materials needed to meet
the R-value required by the city of New Haven.    
                        
Permit and plan costs will include: drawing up plans to pass zoning, building and fire
marshall requirements and the cost to obtain the building permit.   
                          
Additional parking costs will include: the city of New Haven requires a three-family
home to have additional parking - this will include the cost and labor involved and
installing additional parking spots in the back yard.   
                         
Fire stop and strapping costs will include: the city of New Haven requires
balloon-framed structures to have additional fire blocking and wind-resistant strapping.
This will include the labor and materials to bring the home up to required code.
